What is a mortgage?

A mortgage is a loan agreement between you and a lender that enables you to purchase a property. You'll also need to use some of your own cash, this is called a 'deposit', and can be anything from 5% upwards of the property's value. The remaining cost of the house can be paid for with the 'mortgage'. You'll own the house but you'll have to keep up monthly repayments on it.

What types of mortgages are there?

There's a whole range of mortgages which is why it's important to get expert advice, so you know which type best suits you. Most commonly there's fixed-rate mortgages, however there are also standard variable rate mortgages, interest-only mortgages, offset mortgages and two types of variable rate mortgages, these are called discount mortgages and tracker mortgages.

Do I need a house deposit?

Most lenders will require you to put down a house deposit however the amount will depend on lots of different things such as the amount you want to borrow, your income, the price of the property you’d like to buy and what shape your credit report is in. 

Generally, having a bigger mortgage deposit opens the door to three things. 

  1. More mortgage deals available to you which therefore means...
  2. Better rates are available to you, and this means...
  3. Your monthly repayments could be lower.

For a helping hand with your deposit, if you’re aged between 18 and 39 and are a first-time buyer, our Lifetime ISA could really boost your total house deposit. Each tax year you can save a maximum of £4,000 and you’ll get a 25% Government bonus of up to £1,000.

When do I need a mortgage?

There are many different scenarios when you'll need a mortgage. You could be purchasing your first home, moving home and checking what your options are, staying where you are but your current deal is coming to an end and you'd like to find a new one, or you have a property that you'd like to rent out. It's really important you know that

Your home may be repossessed if you don’t keep up repayments on your mortgage.

There may be a fee for mortgage advice. The actual amount you pay will depend on your circumstances. The fee is up to 1.00%, but a typical fee is 0.30% of the amount borrowed. However, Beehive Lifetime ISA customers using their savings to purchase a house will not pay an advice fee.
